20 Largest Building Projects in the Puget Sound

We’re proud local architects and building owners have choosen Morrison Hershfield's Seattle Building Science team to provide engineering solutions on 9 of the 20 largest buildings in development in the Puget Sound area!

The Puget Sound Business Journal recently released the list of the region’s largest construction projects by total estimated cost of construction.

Here are highlights from a few of the projects we are supporting that made the list:

  • No. 6 - Stadium Place (255 S. King)While the first phase of the 1.5 million square foot Stadium Place development was finished in 2014, the second phase is currently under construction in the Stadium District on King Street. The 23-story hotel and office tower includes a 5-story enclosed atrium at the ground floor and inset terraces to shield from the Pacific Northwest weather. The project includes ample landscaped outdoor spaces at the ground floor plaza, as well as upper decks of the structure.
    • Unusual Design: Using an unconventional approach to below-grade waterproofing, this project used the normally temporary pile shoring walls as the in-place waterproofing system for the sub-grade levels by fully welding the seams at each wall section to create water-tight transitions.

  • No. 7 - F5 Tower (formerly The Mark @ 5th & Columbia)The 44-story, 760,000 square foot tower boasts a geometric, folded curtain wall façade maximizing window heights.
    • Tailored Consulting: Due to the unique design of the tower, we provided rain sheeting and gutter design consultation to help direct rainflow, in addition to our usual design and construction services.

  • No. 8 - 2+U (2nd & University Street): The complex includes 38-story, 725,000 square foot office tower and adjacent structure with multiple rooftop decks, office and event space.
    • Modeling for Thermal Performance: In addition to standard building envelope consulting services, our team also modeled the building envelope details to meet Seattle Energy Code compliance, using the industry standard, our Building Envelope Thermal Bridging Guide.

  • No. 21 - 204 Pine (2nd & Pine): At 40-stories on 2nd Avenue, 204 Pine will provide the tenants of this curtain wall apartment tower exceptional views of Elliott Bay.
    • Innovative Solutions: Our team worked with the Owner and the City of Seattle’s Energy Code officials to develop a modified Whole Building Air Leakage Testing strategy. In order to save the contractor preparation and mobilization time, this strategy limits the test to a block of representative areas of the building envelope, instead of the entire building, in order to achieve code compliance.

  • No. 22 - Nexus (1200 Howell): The 41-story condominium window wall tower has been making headlines around the Puget Sound for its exceptional sales rates and offset, stacked-box design.
    • Designing for Continuity: Building envelope detailing – we can do that! Our team worked with the architectural team to provide a full set of building envelope details for the project.
